You're ordering from Bircch LLC, doing business as CanIBuildThis.com. When you order, this page is the deal between us: what you get, what you don't, what each of us is responsible for, and how money moves. It's written to be read, not skimmed past — it's short, and every line in it matters.

Every price below is our fee for our work. Fees a town or government office charges — application fees, recording fees, abutters lists, postage for legal notices — are never included, never marked up, and never estimated in print: you pay them at actual cost, with the receipt.
| Service | What it is | Fee |
|---|---|---|
| ADU feasibility report | Your parcel, your zoning, your septic, every rule cited to its bylaw section, delivered by email. Includes a rendering of the ADU on your lot when it is a new building or an addition (not when it goes inside an existing building). | $395 flat |
| Addition feasibility report | How big and where an addition can go — setbacks, height, lot coverage and floor area for your lot, every rule cited, with a rendering of the proposed addition. | $395 flat |
| Lot / new construction feasibility report | Whether a lot can be built on at all, and what can go on it — before you buy or commit. | $650 flat |
| Relief research add-on | When your plan doesn't fit by right: which reliefs from the bylaw (variance or special permit) you would need, and what the board will look at. Research only — we do not file the application or attend the hearing. | $350 |
Builders, developers and other companies ordering 3 or more reports a month qualify for contract rates: ADU $350, addition $350, lot $575, relief research $300. See Pricing.
Covered in full, in the same plain English, on the Privacy & Security page — what we collect, where it lives, who else sees it (almost nobody), and how to have it deleted. Short version: we never sell or share your information, this site sets no cookies and runs no trackers, and delivered reports are never published here.
Your report is yours to use and share for the property and project it covers — send it to your builder, your lender, your family, the town. What stays ours is the machinery behind it: the report format, the rules engine, and the tools. You may not resell reports or strip them for a competing service. Contractors may share a client's report with that client — that's what it's for.
This is the clause printed on every report, word for word. It means what it says.
This report is professional research, not a guarantee. It is a plain-English reading of public records and the written rules in force on the date shown. It is not legal advice, not a survey, not a stamped engineering opinion, not a title examination, and not a licensed inspection. It does not bind any board or official.
Bircch is not liable for errors in the underlying public records, for rules that change after the date of this report, for site conditions that differ from the record, or for how any board or official exercises its discretion. Sources include state and municipal datasets that Bircch does not create or control and cannot correct.
Decisions and the money that follows them are the client’s. Anything marked unverified in this report is unresolved and must be confirmed before it is relied on. Before spending money on design, contracts or construction, confirm the findings with the town and with the licensed professionals the report names — a registered land surveyor, a soil evaluator, a wetland scientist, an engineer, an attorney.
Where Bircch is liable, its total liability is limited to the fee paid for this report. Nothing here limits any liability that cannot lawfully be limited under Massachusetts law, including under M.G.L. c. 93A. Questions of title, disclosure or dispute go to the client’s attorney.
Talk to us first — a real person reads tellme@canibuildthis.com and most problems are a correction, a conversation, or a refund away from solved. Failing that, these terms are governed by Massachusetts law, and any dispute belongs in the courts of the Commonwealth of Massachusetts.
We'll change the date at the top. A change never applies backwards: the terms that were on this page when you ordered are the ones that govern your order.
